Flat Roof Lantern Project

This project consisted of 5 phases:

Phase 1 Planning

Planning is the most important part of starting any project and working closely with the customer on design and timelines for the required work, as professionals are goal at Right 1st Time Property Maintenance is to ensure that the customer is always happy and aware of any planning changes at all times.

Phase 2 Demolition

This work will only take 1 day, we always recommend that the roof covering is stripped off once done the roof is re-enforced with 18mm marine ply to strengthen the roof for the weight of the roof lantern, this also prevents the roof collapsing when the structure is cut out for the lantern.

Phase 3 Roof Restructuring

Once the roof is strengthened the structure is cut out from the inside of the room, inserting extra joists to prevent the collapse of the roof once the roof lantern is installed, depending on the size of the lantern depends on the amount of extra joists required, once the structure is done from the inside the lantern requires a collar on the top of the roof to raise the lantern from the roof this must be a minimum of 100mm high.

Phase 4 Installing Rubber Roof Membrane

To install the rubber membrane the surface must be clean and dry, the membrane is laid out on the roof for 30 minutes to prevent any wrinkles in the roofing, once the rubber membrane has been down for 30 minutes it is rolled back and the waterproof adhesive is applied then the membrane is rolled back over the roof using a soft broom the air bubbles and winkles are pushed to the sides, once the membrane is flat all the corners are cut in and corner patches applied, the roof must be left to cure for at least 2 hours before the side metal capping is applied.

Phase 5 Installation of Roof Lantern

The end process is the assembly of the roof lantern ensuring the roof rubber is not damaged and ensuring that the correct sealant is applied to all joints of the lantern, once the lantern sealant has cured the roof is tested by running a hose on it to test for leaks.

This whole process for this Roof Lantern took 3-4 days from Phase 2 to 5 at a cost of under £1000 in labour due to having tradesmen with multiple trade skills negating the need for additional tradesmen to be employed.

It’s amazing how much difference this roof lantern makes to my extension, its light and bright and couldn’t ask for more. Great company from start to finish this work didn’t affect are day to day life’s at times we forgot we had builders in. Always informed on any changes or plan of action for the day.
